This ambitious expansion follows a subdued 2024-25 fiscal marked by regulatory delays and muted sales, which saw a 19% dip in sales bookings and a significant drop in net profit to Rs 467.5 crore. With strong demand signals and a focus on premium real estate, Prestige seeks to capitalize on recovering market dynamics through increased launches in Bengaluru, Chennai, Hyderabad, Mumbai, Delhi-NCR, and Goa.

Expansion Strategy Amid Market Challenges

Prestige Estates is preparing to bolster its portfolio significantly this financial year by unveiling 25 new residential projects encompassing 44.80 million square feet of developable area. These developments, spread across strategic urban hubs including Bengaluru, Chennai, Hyderabad, Mumbai, Delhi-NCR, and Goa, reflect the company’s proactive approach to harness pent-up demand and address a diversifying buyer base.

This move comes after a cautious previous fiscal, when only 26.28 million square feet of space was launched due to sluggish regulatory approvals that disrupted project timelines. Consequently, the company’s GDV during 2024-25 stood at Rs 26,223 crore, considerably lower than expected, signaling the real estate sector’s lingering headwinds.

Sales and Booking Performance: A Mixed Bag

The fiscal year 2024-25 was marked by a 19% decline in sales bookings to Rs 17,023 crore, falling short of the company’s Rs 24,000 crore target. This shortfall primarily resulted from deferred project launches and continued regulatory bottlenecks.

Volume-wise, the company recorded sales of 12.58 million square feet, a steep 38% year-on-year contraction, translating to 5,919 units sold. Despite this slowdown, Prestige witnessed notable price appreciation, with average realizations for apartments, villas, and commercial spaces climbing by 36% to Rs 14,113 per square foot. Plots commanded even stronger gains, with prices surging 50% year-on-year to Rs 7,167 per square foot, underscoring the premium market segment’s resilience.

Financial Performance Under Pressure

The delayed launches and subdued sales reflected sharply in Prestige Estates’ financials for 2024-25. Net profit plunged to Rs 467.5 crore, down from Rs 1,374 crore in the previous fiscal, indicating margin pressures and operational challenges.

Total income also contracted to Rs 7,736 crore from Rs 9,425 crore, mirroring the slower execution and sales traction. These figures highlight the real estate industry’s current phase of recalibration amid evolving buyer preferences and macroeconomic uncertainties.

Outlook and Market Positioning

Prestige Estates, with a proven track record of developing over 300 projects nationwide, is leveraging its established brand and market presence to accelerate growth. The planned launches in high-demand urban corridors align with expectations of a gradual revival in real estate demand, fueled by favorable demographics, urbanization, and improving consumer confidence.

By focusing on delivering premium residential offerings and tapping into expanding markets such as Delhi-NCR and Goa, Prestige aims to optimize its portfolio mix and drive higher margin realizations.
